Welcome to Abode Luxury Rentals (“Abode,” “we,” “our,” or “us”). These Terms of Use govern your access to and use of abodeluxuryrentals.com (the “Site”). By accessing or using the Site, you agree to these Terms of Use. If you do not agree, please do not use the Site.

1. About Abode Luxury Rentals

Abode Luxury Rentals is a collection of independently operated vacation rental businesses doing business under the Abode Luxury Rentals brand. Each destination is operated by a separate legal entity:

The Site serves as the central point of discovery and booking for all destinations. When you book a property, your reservation is with the operating entity for that destination, and the destination-specific rental agreement governs the terms of your stay.

2. Rental Agreements Are Destination-Specific

These Terms of Use cover your use of the Site only. They do not govern the terms of any reservation, stay, or rental transaction.

The full rental terms, including check-in times, cancellation policies, damage policies, occupancy limits, pet rules, and any destination-specific fees, are set out in the rental agreement for the destination where your property is located:

In the event of any conflict between these Terms of Use and a destination-specific rental agreement, the destination-specific rental agreement controls for matters related to your reservation and stay.

3. Eligibility

You must be at least 18 years old to use the Site. To book a reservation, you must be at least 21 years old and have the legal authority to enter into a binding contract.

4. Acceptable Use

When using the Site, you agree not to:

• Use the Site for any unlawful purpose or in violation of any applicable law
• Attempt to gain unauthorized access to any portion of the Site, our systems, or other users’ accounts
• Interfere with or disrupt the Site, including by introducing viruses, malware, or other harmful code
• Use automated tools (bots, scrapers, crawlers) to access the Site without our written permission
• Misrepresent your identity or provide false booking information
• Use the Site to harass, abuse, or harm another person
• Reproduce, duplicate, copy, sell, or exploit any portion of the Site or its content for commercial purposes without our written permission

5. Intellectual Property

All content on the Site, including text, photography, graphics, logos, property descriptions, and software, is owned by Abode Luxury Rentals or its licensors and is protected by copyright, trademark, and other intellectual property laws.

You may view and use Site content for personal, non-commercial purposes related to planning a stay. Any other use, including reproduction, redistribution, or commercial use, requires our prior written consent.

The Abode Luxury Rentals name and logo are trademarks of Abode Luxury Rentals. You may not use these marks without our written permission.

6. Property Listings and Content Accuracy

We work to keep property information, availability, pricing, and photography accurate and current. That said:

• Property details, amenities, and availability are subject to change
• Photos are representative and actual property conditions may vary
• Pricing shown on the Site is indicative and final pricing is confirmed at the time of booking
• In rare cases, a property may become unavailable after booking due to circumstances outside our control

We reserve the right to correct errors, inaccuracies, or omissions at any time without prior notice.

7. Bookings and Payments

When you submit a booking request through the Site, you are entering into a reservation agreement with the operating entity for the destination where the property is located. That entity’s terms govern payment, cancellation, security deposits, and all other rental matters.

All payments are processed through third-party payment processors. We do not store full credit card numbers on our servers.

8. Third-Party Links and Services

The Site may contain links to third-party websites, booking platforms, travel partners, and service providers. We provide these links as a convenience and do not endorse or take responsibility for the content, accuracy, privacy practices, or services of any third-party site. Your use of third-party sites is at your own risk and subject to their terms.

9. Disclaimers

The Site and its content are provided on an “as is” and “as available” basis, without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, non-infringement, or availability.

We do not warrant that the Site will be uninterrupted, error-free, secure, or free of viruses or other harmful components.

10. Limitation of Liability

To the fullest extent permitted by law, Abode Luxury Rentals and its operating entities, affiliates, officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill, arising out of or relating to your use of the Site.

Our total liability for any claim related to the Site shall not exceed $100 USD. Nothing in this section limits liability that cannot be limited under applicable law.

For liability related to a specific reservation or stay, the limitation of liability terms in the applicable destination-specific rental agreement control.

11. Indemnification

You agree to indemnify and hold harmless Abode Luxury Rentals, its operating entities, and their respective officers, employees, and agents from any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to your use of the Site, your violation of these Terms of Use, or your violation of any rights of a third party.

12. Privacy

Your use of the Site is also governed by our Privacy Policy, which explains how we collect, use, and protect your information. By using the Site, you consent to the practices described in the Privacy Policy.

13. Changes to These Terms

We may update these Terms of Use from time to time. Updates will be posted on this page with a revised effective date. Continued use of the Site after changes take effect constitutes acceptance of the updated terms.

14. Governing Law

These Terms of Use are governed by the laws of the State of Utah, without regard to conflict of law principles. Any disputes arising out of or relating to these Terms of Use shall be brought in the state or federal courts located in Summit County, Utah, and you consent to the jurisdiction of those courts.

Disputes related to a specific reservation or stay are governed by the laws and venue specified in the applicable destination-specific rental agreement.
